Insurance and restoration FAQ

Will my homeowners insurance cover water damage?

Most homeowners policies cover water damage that is sudden and accidental, such as a burst pipe, a failed supply line or an appliance leak. Damage from a slow leak over time, from lack of maintenance, or from outside flooding is usually not covered by a standard policy; flood coverage is a separate policy. Your policy has the final say, and we will help you understand what your adjuster is likely to look at.

Should I call my insurance company or a restoration company first?

If water is still spreading, call us first and your insurer the same day. Most policies expect you to take reasonable steps to prevent further damage, and emergency mitigation is normally part of the claim. Waiting on an adjuster while water sits can turn a drying job into a mold job.

Do I have to use my insurance company’s preferred contractor?

No. Your insurer may recommend a contractor from its program, but you choose who works on your home.

Do you bill my insurance company directly?

Yes. We bill your insurance company directly for covered work. You are responsible for your deductible and for anything your policy does not cover, and we tell you up front if something looks like it falls outside your coverage.

Will you waive or cover my deductible?

No. The deductible is part of your policy. A contractor who offers to waive or absorb it is a red flag, and it can put your claim at risk.

How do you document the damage for my claim?

We photograph the loss before and during the work, record moisture readings to show where water traveled, keep daily drying logs, and prepare a line item estimate. That record is what an adjuster needs to approve the work.

How long does drying take?

Most water damage in a home dries in three to five days. We confirm it with moisture readings every day and do not start repairs until the structure reads dry, because closing up wet materials is how mold starts.

Is mold damage covered by insurance?

It depends on the cause and your policy. Mold that results from a covered water loss is often covered, while mold from a long term leak or humidity often is not, and many policies cap mold coverage. We will assess it and document the cause either way.

What if my claim is denied, or I do not want to file one?

We can still help. We will assess the damage and give you a clear estimate for the work, paid directly by you, with no pressure to proceed.
